Florida home sale prices span wide range from $17,500 to $216,000

FLORIDA -- Eight deeds were recorded in Florida during the period from Sept. 4 through Oct. 3, with sale prices ranging from $17,500 to $216,000 among the four transactions that carry a recorded price so far.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded eight property transfers in Florida during the period. Of those, four carried a sale price at the time of this report, ranging from $17,500 to $216,000, with a median of $94,625 among the priced sales. The remaining four transactions had no price yet recorded, which is normal for recently filed deeds; sale amounts typically appear in registry data within about a week of recording. With only eight total transactions and half still missing price data, the dataset offers a limited window into the month's activity, and no comparison to prior periods is available from this data alone.

TOP SALES The month's highest-priced transaction was 9 South County Road, which sold for $216,000 on Sept. 25. The seller was James Najimy and the buyer was Pittsfield Cooperative Bank. The second-highest sale was 88 Church Road, which sold for $119,250 on Sept. 15. Leigh Spagnuolo sold the property to Adams Community Bank. 24 Monroe Road Ext sold for $70,000 on Sept. 23. Christiaan Mercier sold the property to Gerald Caron. 230 Central Shaft Road sold for $17,500 on Sept. 11. Bart Pecor sold the property to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN Central Shaft Road saw two separate recorded transfers this period: the $17,500 sale at 230 Central Shaft Road on Sept. 11, and a transfer at 17 Central Shaft Road on Sept. 4 for which no price has yet been recorded. No other street had more than one recorded transaction. By price tier, all four sales with recorded prices fell under $220,000, with none reaching above that mark during the period; the four transactions without recorded prices cannot yet be placed into a tier.

MARKET NOTES Several entries in this period's data represent additional recordings tied to a transaction already listed rather than separate property sales. The Sept. 23 transfer involving Christiaan Mercier as seller with no address or buyer listed appears connected to the same-day, $70,000 sale of 24 Monroe Road Ext Ext, also involving Mercier as seller. Similarly, the unpriced Sept. 11 entry referencing deed book 1929, page 661, lists Bart Pecor as seller, the same seller and date as the priced $17,500 sale at 230 Central Shaft Road. Financial institutions appear on both sides of this period's transactions. Pittsfield Cooperative Bank, Adams Community Bank and Greylock Federal Credit Union each appear as buyers, while Adams Community Bank also appears as a seller, in a separate transaction, of 47 Moores Road to Allen T. Collins on Sept. 21; that deed references mortgage book 1869, page 63, and has no price yet recorded. The Sept. 4 transfer of 17 Central Shaft Road, referencing an executor's deed book and sold to Unifund CCR Partners, a debt-collection entity, has no price yet recorded. Beds, baths and square footage were not available in the registry data for any property this period.
