FLORIDA -- Eleven instruments were recorded at the Northern Berkshire Registry of Deeds for Florida properties in the roughly four-week period ending July 11, 2026, though only three of the 11 filings carried disclosed sale prices, a pattern that limits what the data can reliably show about local market conditions.

MARKET OVERVIEW The 11 recorded instruments span June 15 through July 10, 2026, with sale prices disclosed in three cases. Those three transactions produced a price range of $11,939 to $85,000 and a median of $25,000. The eight instruments without disclosed prices include companion documents tied to previously priced transactions, a trust conveyance, a family transfer, and several filings involving financial institutions -- categories in which consideration is commonly omitted from deed records.

A dataset of three disclosed prices is too limited to characterize market direction. The figures provide a snapshot of recorded activity rather than a comprehensive account of the local real estate market for the period.

TOP SALES The highest disclosed consideration recorded during the period was $85,000, in a July 10 transfer from Patrick M. Cahn and Julie Day to Mark B. Sutor. The deed record did not include a street address for the property.

A parcel at 0 Stryker Road changed hands July 8 for $25,000. Sabrina Parks and Jacque Lee Milewski Marling sold the property to David Sapio. The "0" address designation typically indicates vacant or unaddressed land in registry records. A second deed instrument referencing the same Stryker Road address and book reference was recorded the same day by the same sellers without a stated price; the two filings appear related to the same transaction.

The third disclosed-price transaction, recorded June 17, involved 99 Stryker Road, which transferred from Douglas M. Hakkinen to Midland Funding LLC for $11,939. Midland Funding LLC is a financial services entity; the deed record does not specify the nature of the underlying transaction.

NEIGHBORHOOD BREAKDOWN Stryker Road accounts for the most concentrated filing activity in the dataset, with three instruments -- the $25,000 land transaction and its companion deed at 0 Stryker Road, and the $11,939 transfer at No. 99.

Tilda Hill Road generated three filings as well. At 182 Tilda Hill Road, two instruments identified in the registry as a notice of contract and a statement of account were recorded July 6 in a transaction between Tracy Pierce as seller and Mark Wittig as buyer; no price was disclosed. A separate instrument at 42 Tilda Hill Road, recorded June 30, lists Darin R. and Heather S. Lane as sellers and PennyMac Loan Services LLC as buyer; no consideration was stated.

Four other streets each produced a single filing. At 147 Monroe Road, a June 25 instrument lists Greylock Federal Credit Union as seller and Jill R. Keating as buyer; price not disclosed. At 119 Church Road, a June 22 filing names MountainOne Bank as seller and Michael D. Gancarz as buyer; price not disclosed. At 70 South Street, a June 15 deed transferred the property from Joan M. Lewis to Chase B. Lewis and Joan M. Lewis; no consideration stated. At 1 Oleson Road, a July 8 instrument from the Lea King Trust carried no disclosed price and listed no buyer name.

MARKET NOTES Financial institutions appear as a party in at least four of the 11 instruments: Greylock Federal Credit Union, MountainOne Bank, PennyMac Loan Services LLC, and Midland Funding LLC. Their presence as sellers or buyers, along with mortgage book references in the deed descriptions for several of those filings, indicates that a share of the period's recorded activity reflects financial or mortgage-related transactions rather than conventional property sales.

The transfer at 70 South Street, in which Joan M. Lewis appears as both sole grantor and a co-grantee alongside Chase B. Lewis, is consistent with a family conveyance. The Lea King Trust instrument at 1 Oleson Road, where the trust is the grantor and no buyer is named, similarly suggests an estate or intra-family transfer. Neither transaction disclosed a price.

With three disclosed prices out of 11 total instruments, and with several of the undisclosed filings reflecting financial, trust, and family transfers, the data is not sufficient to assess Florida's broader housing market conditions for this period.
