GREAT BARRINGTON -- Eleven property transfers were recorded in Great Barrington between July 24 and Aug. 22, but only three carried a disclosed sale price, limiting what the deed data shows about the broader market. Among the three disclosed sales, prices ranged from $100,000 to $901,500, with a median of $200,000.

MARKET OVERVIEW

The Southern Berkshire Registry of Deeds recorded 11 property transfers in Great Barrington during the period, but just three of those, or roughly 27 percent, included a disclosed consideration amount. Among the disclosed sales, prices ranged from $100,000 to $901,500, with a median of $200,000. Because eight of the 11 recorded transfers did not disclose a price, a full read on market activity or pricing trends is not possible from this dataset alone. The raw count of 11 transfers over the four-week period does not, by itself, indicate whether the period was more or less active than usual, since no comparison data was provided.

TOP SALES

The highest-priced recorded transfer was 114 Brush Hill Rd., which sold for $901,500 on July 30. The sellers were listed as Deborah C. Mars, trustee, and Deborah C. Ryan, trustee; the buyer was Carol Higgins Pillsbury. No bedroom, bathroom or square-footage data was available for the property.

The second-highest disclosed sale was 29 Castle Hill Ave., which sold for $200,000 on July 28. The seller was Christine B. Ward and the buyer was Lee Bank.

The third disclosed sale was 299 State Rd., which sold for $100,000 on July 31. The seller was Jamie T. Sotis and the buyer was Adams Community Bank.

The remaining eight recorded transfers, at 20 Alford Rd., 1 Rachels Way, 229 Park St., 399 North Plain Rd., 9 Crimson Ln., 6 Beacon Hill Rd., 25 Brainard Ave. and 52 Reed St., did not list a sale price in the deed data. Price not disclosed for each.

NEIGHBORHOOD BREAKDOWN

No street had more than one recorded transfer during the period; the 11 sales were spread across 11 different streets, with no geographic clustering evident in the data. By price tier among the disclosed sales: one transfer fell under $500,000 at each of two price points ($100,000 and $200,000), and one transfer exceeded $500,000 ($901,500). The remaining eight properties cannot be sorted into a price tier because no sale price was disclosed.

MARKET NOTES

Property type, bedroom count, bathroom count and square footage were not available in the deed records, so no price-per-square-foot or property-type comparisons can be made. Two of the 11 transfers listed a bank as the buyer: Adams Community Bank at 299 State Rd. and Lee Bank at 29 Castle Hill Ave. Separately, Adams Community Bank appeared as the seller at 6 Beacon Hill Rd., with Celeste M. Martin and Sarah E. Martin as buyers. The Town of Great Barrington also appeared on both sides of the ledger: the Great Barrington Town Conservation entity was the seller at 20 Alford Rd., and the Town of Great Barrington was the buyer at 25 Brainard Ave.

Several transfers involved trustees or family entities as sellers, including 114 Brush Hill Rd. (Deborah C. Mars, trustee, and Deborah C. Ryan, trustee), 1 Rachels Way (PGR Nominee Realty Trust and Rachel J. Bohlen, trustee) and 229 Park St. (Nicholas Adam Boldyga, trustee, and Dennis S. Boldyga). The deed data does not indicate the reason for these transfers, and none is speculated here.

Given that eight of 11 recorded transfers lacked a disclosed price, readers should treat the $100,000-to-$901,500 range and $200,000 median as reflecting only the three disclosed sales, not the full set of activity recorded during the period.
