DALTON -- Fourteen property deeds were recorded in Dalton between July 10 and Aug. 8, according to the Middle Berkshire Registry of Deeds, with disclosed sale prices ranging from $50,000 to $420,000 and a median of $224,285 among the four transactions that included a price.

MARKET OVERVIEW The registry recorded 14 property transfers in Dalton during the four-week period, but only four of those entries, or roughly 29%, included a disclosed sale price. Among the four priced transactions, values ranged from $50,000 to $420,000, with a median of $224,285. Because most of the period's recorded documents carry no price and several involve mortgage companies rather than a conventional buyer and seller, the raw count of 14 filings alone does not indicate whether the period was active or quiet in terms of traditional home sales.

TOP SALES The highest-priced recorded transaction was 181 Park Ave, which transferred for $420,000 on July 14 from Cory Evangelisto to Pittsfield Cooperative Bank. The second-highest was 7 Woodside Ave, recorded July 14 at $348,570, with sellers Joshua Pollander and Hailey Lynn Lareau and buyers Mortgage Electronic Registration Systems Inc. and Guild Mortgage Co. LLC. At 116 Pleasant View Dr, a $100,000 transfer was recorded July 13 with sellers Anthony T. Gamberoni and Patrice A. Gamberoni; no buyer was listed in the record. The fourth priced transaction, at 32 Pine St, recorded July 14 for $50,000, listed sellers Craig A. Pudlo and Sarah A.
