Cheshire Sale Prices Span Wide Range As Savoy Road Deed Tops $393,500

CHESHIRE -- Every deed transfer recorded in Cheshire this period that came with a sale price listed a bank, mortgage servicer or credit union as the buyer, according to records from the Northern Berkshire Registry of Deeds covering Sept. 4 through Oct. 3.

MARKET OVERVIEW The registry recorded 11 deed transfers in Cheshire during the period. Five carried a recorded sale price, ranging from $47,600 to $393,500, with a median of $130,000 among those five. The remaining six transfers have no price on file yet, which is typical for deed data and usually means the figure has not yet reached the registry, not that a price was withheld. Eleven transfers in a month is a moderate pace for a town of Cheshire's size, though with more than half still lacking a price, the period's pricing picture remains incomplete.

TOP SALES 296 Savoy Road sold for $393,500 on Sept. 29, the highest price recorded this period. The sellers were Adam M. Killeen and Stephanie Killeen; the buyers were Wells Fargo Bank N.A. and Mortgage Electronic Registration Systems Inc. A second document tied to the same property was recorded the same day.

174 Wells Road sold for $195,900 on Sept. 9. The seller was Ezra Holland; the buyer was Greylock Federal Credit Union. A companion document for the same property was also recorded that day.

880 Notch Road sold for $130,000 on Sept. 9. The sellers were Adam J. Poplaski and Jeneen Poplaski; the buyers were Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC.

63 Horns Beach Road sold for $81,159 on Sept. 25. The sellers were Laurie A. Bissaillon and Stephen A. Bissaillon; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

52 Yorkshire Drive sold for $47,600 on Sept. 30. The seller was Peter M. Gentile; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN Addresses with a recorded price were spread across five different streets, with no single street showing a pattern of multiple independent sales. By price tier: two transfers were under $100,000 (52 Yorkshire Drive, 63 Horns Beach Road); two fell between $100,000 and $200,000 (880 Notch Road, 174 Wells Road); and one exceeded $200,000 (296 Savoy Road). Savoy Road and Wells Road each show two registry entries this period, but in both cases the second entry is a companion document for the same property and transaction, not a separate sale.
