Cheshire's Priced Sales Lean Below $100,000 Except for One $380,000 Deal

CHESHIRE -- The Northern Berkshire Registry of Deeds recorded 18 property transfers in Cheshire between Sept. 25 and Oct. 24, but sale prices had posted for just five of them as of this report, ranging from $47,600 to $380,000.

Of those, five carried a recorded consideration amount, ranging from $47,600 to $380,000, with a median of $80,000 among the five priced sales. The remaining 13 entries had no price yet logged; registry prices typically post within about a week of filing, so additional figures may appear in later updates. Taken on raw count alone, 18 recorded transfers is a notable volume of registry activity for the town in a single month, though the price picture remains incomplete until more consideration amounts are recorded.

TOP SALES

369 East Harbor Road sold for $380,000 on Oct. 8, the highest-priced transaction of the period. The sellers were Robert B. Bernier and Patricia A. Bernier; the buyer was Adams Community Bank. Bed, bath and square footage figures were not available in the deed record.

63 Horns Beach Road sold for $81,159 on Sept. 25. The sellers were Laurie A. Bissaillon and Stephen A. Bissaillon; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

1245 West Mountain Road sold for $80,000 on Oct. 6. The sellers were Brenda J. Walsh and Christopher Walsh; the buyer was Adams Community Bank.

506 Richmond Hill Road sold for $65,000 on Oct. 5. The seller was Bruce D. Bellinger; the buyer was Greylock Federal Credit Union.

52 Yorkshire Drive sold for $47,600 on Sept. 30. The seller was Peter M. Gentile; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Four of the five priced sales fell under $100,000: 52 Yorkshire Drive ($47,600), 506 Richmond Hill Road ($65,000), 1245 West Mountain Road ($80,000) and 63 Horns Beach Road ($81,159). One transaction, 369 East Harbor Road, exceeded $100,000, at $380,000, the only sale in the period priced above that mark.

Three streets, Savoy Road, Richmond Hill Road and East Harbor Road, each had more than one registry entry recorded during the period, though not every entry on those streets carried a sale price. Savoy Road had three separate recordings between Sept. 29 and Oct. 7 involving the Killeen, Randall and Rose names; none of those three entries had a posted price. Richmond Hill Road and East Harbor Road each had two entries, one with a price and one without, recorded within days of each other.

Of the five transactions with recorded prices, four listed a bank, credit union or mortgage company as the buyer: Adams Community Bank, Greylock Federal Credit Union, or Rocket Mortgage LLC together with Mortgage Electronic Registration Systems Inc.
