Only two of 12 Great Barrington deed transfers carry a recorded price so far

Great Barrington's Southern Berkshire Registry of Deeds recorded 12 property transfers between Sept. 4 and Oct. 3, but only two have a sale price on file so far: $30,000 for a Southworth Condominium-linked unit and $264,846 for 463 Old Stockbridge Rd, the period's priciest recorded sale…

GREAT BARRINGTON -- Twelve property transfers were recorded at the Southern Berkshire Registry of Deeds for Great Barrington between Sept. 4 and Oct. 3, but sale prices have been entered for only two of them so far, leaving most of the period's dollar volume still unknown.

MARKET OVERVIEW

The registry recorded 12 transactions in the four-week period. Of those, two carry a confirmed price: $30,000 and $264,846, putting the known price range at $30,000 to $264,846 with a median of $147,423. Because only two of 12 transfers have a recorded price, that range and median reflect a small fraction of the period's activity and are likely to shift as additional figures are entered. Registry data typically shows a sale price within about a week of recording, so the remaining 10 transactions should gain price information in the coming weeks. Based on the raw count alone, 12 recorded transfers is a steady but middling pace for a four-week span in Great Barrington; the data provided does not include prior-month or prior-year totals for comparison.

TOP SALES

463 Old Stockbridge Rd sold for $264,846 on Sept. 8. The sellers were James R. Massey and Stephanie V. Kinstle; the buyers were Newrez LLC and Mortgage Electronic Registration Systems Inc.

A unit tied to the Southworth Condominium, recorded with a Great Barrington address but no street number, sold for $30,000 on Sept. 4. The sellers were Southworth Condominium and James J. Mercer, trustee; the buyer was Main Street LLC.

No other transactions in this period have a recorded sale price yet. As prices are added to the registry record, additional entries from this list could rank among the period's top sales.

NEIGHBORHOOD BREAKDOWN

Main Street and the Southworth Condominium account for three of the 12 transfers: 506 Main St (sold Sept. 8, sellers Elizabeth A. Mercer and Sibeal Nominee Realty Trust), 283 Main St Unit 5A at the Southworth Condominium (sold Sept. 4, seller A Southworth Condominium and Southworth Condominium Trust), and the unaddressed Southworth Condominium transfer to Main Street LLC described above. No sale prices have been recorded yet for the first two of those three. The remaining nine transfers are spread across nine different streets, Russell Street, Lake Mansfield Road, Old Stockbridge Road, Brook Lane, Round Hill Road, Castle Street, Hillside Avenue, Egremont Plain Road and Hollenbeck Avenue, with no other street-level clustering evident in this dataset. By price tier, the only tiers that can currently be established are a sub-$50,000 transaction and a transaction in the $250,000-to-$300,000 range; the remaining 10 transfers cannot yet be sorted into a price tier.

MARKET NOTES

Three of the 12 transfers appear to move property within the same family or into a trust rather than to a new owner: 105 Lake Mansfield Rd (David J. and Dianne S. Asher to David J. Asher, trustee, and Dianne S. Asher, trustee), 173 Castle St (Susan Pettee, trustee, and Margaret Susan Pettee, trustee, both bearing the Pettee name), and 119 Hollenbeck Ave (Karyl Levinson Conescu to Joshua S. Conescu, trustee). The deed data does not indicate why these transfers occurred. Property type is identified in only one record, the Southworth Condominium unit at 283 Main St; the rest are listed only by street address, so no broader breakdown by single-family, condominium or multi-family type is possible from this dataset. No bedroom, bathroom or square-footage figures were available for any of the 12 transactions, so no price-per-square-foot comparisons can be made this period.
