GREAT BARRINGTON -- A $1.25 million sale on Round Hill Road led 15 property transfers recorded in Great Barrington between Aug. 28 and Sept. 26, according to Southern Berkshire Registry of Deeds records. Sale prices for nine of the 15 transactions had not yet been recorded as of this report.

MARKET OVERVIEW

The registry recorded 15 property transfers in Great Barrington during the four-week period. Of those, six carried a recorded sale price, ranging from $31,473 to $1,250,000. The median price among those six was $332,848. The remaining nine transactions showed no price yet on file, which is typical for recently recorded deeds and usually reflects a lag in registry data rather than a withheld price. With price information covering only 40 percent of the period's sales, the full scope of market activity for August and September will not be clear until remaining figures post.

TOP SALES

The month's highest-priced transaction was 6 Round Hill Road, which sold for $1,250,000 on Sept. 1. Carol Gingles was the seller; Julia A. Baier and Jonathan S. Rosen were the buyers.

7 Thrushwood Lane sold for $600,000 on Sept. 2. The sellers were Barry D. Weitzner and Grace Weitzner, as trustees; the buyer was Adams Community Bank.

783 South Main Street sold for $525,000 on Aug. 28. Hanna Enterprises LLC was the seller; South Main Street GB LLC was the buyer.

14 Lake Avenue sold for $140,696 on Aug. 31. Kathleen M. Kelley was the seller; the buyers were COM LLC and Dart Collateral Manager LLC.

14 Laurel Street sold for $40,000 on Aug. 31. William W. Keller II and Lonna D. Wilkinson, as trustees, were the sellers; TD Bank N.A. was the buyer.

NEIGHBORHOOD BREAKDOWN

Pearl Street had two recorded transfers: 66 Pearl Street (Lee Bank to T. Crispina Ffrench) and 26 Pearl Street (Cameron J. McClusky and Julia R. Lemyre to Cross River Bank). Prices for both were not yet available.

Hanna Enterprises LLC appeared as seller in two separate deeds recorded in the period, one for 783 South Main Street ($525,000) and one for 783 Main Street, for which no buyer or price was listed.

By price tier among the six sales with recorded figures: one sale exceeded $1 million (Round Hill Road); two fell between $500,000 and $1 million (Thrushwood Lane and South Main Street); and three were under $500,000 (Lake Avenue, Laurel Street, and South Street). The nine transactions without recorded prices spanned addresses across the town, including Berkshire Heights Road, George Street, Prospect Street, North Plain Road, Hurlburt Road, Pearl Street and Brush Hill Road.

MARKET NOTES

Beds, baths and square footage were not available in the deed data for any of the 15 transactions, so no price-per-square-foot comparisons can be made.

A recurring pattern in the data was the presence of banks and credit unions as either buyer or seller. Lee Bank appeared as seller on two deeds (11 Prospect Street and 66 Pearl Street). Wells Fargo Bank N.A. and NBT Bank N.A. also appeared as sellers, on North Plain Road and Hurlburt Road, respectively, while Greylock Federal Credit Union was the seller on Brush Hill Road. Conversely, Adams Community Bank, TD Bank N.A. and Cross River Bank each appeared as the buyer on one deed. None of these entries included a recorded sale price.

One transfer, 207 South Street, listed the Town of Great Barrington and the Berkshire Community Development Housing Rehabilitation Loan program as buyers, with a recorded price of $31,473, the lowest in the dataset. The sellers were Samantha Homeyer and Samantha Luchi.
