Great Barrington Deed Prices Span $40,000 To $315,000 With Median At $100,000

GREAT BARRINGTON -- Fourteen properties changed hands in Great Barrington over the past month, but only five of those deeds disclosed a sale price, ranging from $40,000 to $315,000. Financial institutions were listed as either buyer or seller in eight of the 14 transactions recorded at the Southern Berkshire Registry of Deeds.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 14 property transfers in Great Barrington between June 19 and July 18. Only five of those deeds disclosed a sale price; the remaining nine listed no consideration amount, which is common for foreclosure, trust and family transfers. Among the five sales with a disclosed price, values ranged from $40,000 for 286 North Plain Rd to $315,000 for 210 Prospect St, with a median of $100,000. A recorded volume of 14 transfers over the four-week period is a moderate count on its own, but with prices disclosed on just five of those deeds, the data offers a limited read on overall market pricing this period.

TOP SALES 210 Prospect St sold for $315,000 on June 24. The sellers were Victor W. Scapin and Barbara J. Scapin; the buyer was Greylock Federal Credit Union. 45 Kalliste Hl sold for $260,000 on June 23. The sellers were Peter E. Drucker and Kristin R. Drucker, as trustees; the buyer was NBT Bank NA. 90 Lake Buel Rd sold for $100,000 on June 24. The seller was Adam J. Carlotto; the buyer was Greylock Federal Credit Union. 146 Christian Hill Rd sold for $80,985 on June 23. The seller was Maria Murillo; the buyers were Greylock Federal Credit Union and Mortgage Electronic Registration Systems Inc. 286 North Plain Rd sold for $40,000 on June 25. The sellers were David Keating and Caroline Keating; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN Prospect Street saw two deeds recorded the same day, June 24, both listing Victor W. and Barbara J. Scapin as seller. 210 Prospect St sold for $315,000 to Greylock Federal Credit Union, while 210 Prospect St North changed hands the same day with no price disclosed and no buyer listed on the deed. Lake Buel Road also recorded two transfers: 90 Lake Buel Rd sold for $100,000 to Greylock Federal Credit Union, and 7 Lake Buel Rd changed hands from Berkshire Bank to Noreen T. Solimine, price not disclosed. Brush Hill Road recorded two transfers, both without disclosed prices: 99 Brush Hill Rd, with sellers Kathryn Kohler Amory and Gregory W. Lipper, and 97 Brush Hill Rd, with sellers BHR Collective LLC and Wilmington Trust NA, as trustee. The remaining transfers were spread across individual streets, with one each on Cone Avenue, Highland Street, Oak Street, East Sheffield Road and Railroad Avenue. Among the five sales with disclosed prices, two sold under $100,000 (North Plain Road and Christian Hill Road), two sold between $100,000 and $300,000 (Lake Buel Road and Kalliste Hill), and one sold above $300,000 (Prospect Street).

MARKET NOTES Financial institutions were party to eight of the 14 recorded transfers. Greylock Federal Credit Union was listed as buyer in four deeds -- 286 North Plain Rd, 210 Prospect St, 90 Lake Buel Rd, and jointly with Mortgage Electronic Registration Systems Inc at 146 Christian Hill Rd -- and as seller in one, at 15 Cone Ave, to Maria L. Spratt and Michael R. Spratt. NBT Bank NA was listed as buyer at 45 Kalliste Hl. Berkshire Bank was listed as seller in two deeds, at 7 Lake Buel Rd and 47 E Sheffield Rd. Trust or estate entities appeared as sellers in four deeds: 226 Highland St (Stephen A. Gabriel and Anne M. Fogarty, as trustees, to Highland LLC), 45 Kalliste Hl (the Drucker trustees), 97 Brush Hill Rd (Wilmington Trust NA, as trustee) and 14 Oak St (the estate of Patricia B. Ryan). One transfer, at 35 Railroad Ave, listed John A. Ostrander as both seller and buyer, with Lauren Hilga added as a co-buyer. No square footage, bedroom, bathroom or property-type data was available in the deed records for this period, so no price-per-square-foot or housing-type comparisons could be made.
