Stockbridge's Priciest Sale Reaches $3.6 Million While Most Prices Go Undisclosed

STOCKBRIDGE -- Fifteen property transfers were recorded in Stockbridge between July 24 and Aug. 22, led by a $3,625,000 sale that was the period's only transaction to break the $1 million mark. Only three of the 15 records disclosed a sale price, limiting how much can be said about broader market conditions this period.

MARKET OVERVIEW Fifteen deed-related transfers were recorded in Stockbridge during the period, but just three, 20 percent, included a disclosed sale price. Those three ranged from $200,000 to $3,625,000, with a median of $595,000. Because 12 of the 15 records carry no price, an overall read on market pace or pricing trends is not supported by this data set; the raw count of 15 recorded transactions reflects deed activity of all kinds, including trust transfers and mortgage filings, not necessarily 15 arm's-length home sales.

TOP SALES A property in Stockbridge sold for $3,625,000 on Aug. 3, the period's highest recorded price. The deed record does not list a street address. Seller Jason Macioge transferred the property to Noah T. Kerner, trustee of the Noah T. Kerner Revocable Trust.

1 Pixley Hill Road sold for $595,000 on Aug. 12. Sellers O. Stephen Paganuzzi Jr., trustee, and the Noreen A. Brierton Trust transferred the property to Joshua Langer Ginsberg and Joahn Kari Ginsberg. Two additional filings on the same property, recorded the same day, a deed and a mortgage, did not disclose price.

12 Wheatleigh Drive sold for $200,000 on July 31. Seller Jeffrey Greenfield transferred the property to Greylock Federal Credit Union.

No other transaction in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Glendale Road saw activity at two separate addresses: 8 Glendale Road, transferred by trustees Donald F. Goudey and Judith M. Goudey, price not disclosed, and 28 Glendale Road, which had two mortgage-related filings recorded the same day from Lee Bank to buyer Geoffrey A. Nader.

Pixley Hill Road generated three recorded filings, all on Aug. 12 and all tied to the same property at 1 Pixley Hill Road: the $595,000 deed noted above, a related trust deed, and a mortgage.

Old Stockbridge Road also produced two filings on the same date, July 30, both for 200 Old Stockbridge Road. The buyer was listed as the Town of Stockbridge; sellers were Nancy B. Roof, trustee, and R.E. Doyle, trustee. Price was not disclosed.

The remaining sales were single filings scattered across town: 12 Larrywaug Crossroad, 41 Main Street Unit 7, 10 Lake Drive, 2 East Street and 13 Mahkeenac Shores Road, none with a disclosed price.

By price tier among the three disclosed sales: one fell under $500,000 ($200,000), one fell between $500,000 and $1 million ($595,000), and one exceeded $1 million ($3,625,000).

MARKET NOTES Twelve of the 15 recorded filings, 80 percent, did not disclose a sale price. Three of those, at 28 Glendale Road (two filings) and 10 Lake Drive, list Lee Bank as the seller of record, indicating mortgage instruments rather than traditional property sales.

Several filings involved trusts on either the buyer or seller side: 8 Glendale Road, all three 1 Pixley Hill Road filings, the $3,625,000 sale (buyer side), 200 Old Stockbridge Road (seller side), and 2 East Street (buyer side, with Matthew Peter Gunn and Todd Portnoff listed as trustees). The data does not indicate why these transfers used trust structures.

One transfer involved a municipal buyer: the Town of Stockbridge acquired 200 Old Stockbridge Road from the Roof and Doyle trusts.

The data identifies one condominium unit, 41 Main Street Unit 7; other properties in the set are not identified by type in the deed records. Bedroom, bathroom and square-footage figures are not available from deed records and are omitted throughout.
