Lenox Planning Board Unanimously Endorses Cluster Subdivision on Interlaken Crossroad

LENOX — March 17, 2026 — Lenox Planning Board backs cluster subdivision concept for Interlaken Crossroad Lot 33. The board voted unanimously Tuesday to endorse the cluster design proposed by Jim Scalise of SK Design Group, who is also the property owner, directing him to advance the preliminary plan while addressing board comments on record. Board member Eric Houston, who visited the site before the meeting, said he supported the concept but flagged concerns about small frontage widths on Lots 5 and 6 — which fall well short of the standard 250-foot requirement — and suggested the internal road width be increased beyond the 16 feet shown. Scalise reported that a 20-page engineering analysis by FR Mahoney found the existing two-inch force main sewer on Interlaken Crossroad adequate to serve the development, and that Kinder Morgan has no formal prohibition on construction near its pipeline easement. Two abutters wrote in support of the cluster layout, with Marianne Goodell of 1A Interlaken Crossroad in Stockbridge urging the town to hold the developer responsible for road damage from construction traffic. The board separately declined to approve a permanent sign request from St. Paul's Episcopal Church — limited by bylaw to four square feet for non-residential uses in a residential zone — and referred the church to the Zoning Board of Appeals.
