DALTON -- Just three of 12 deeds recorded in Dalton between June 12 and July 11, 2026, carried disclosed sale prices, and financial institutions appeared as either buyer or seller in the majority of transactions, limiting what the data can say about open-market conditions.

Rivers as grantors with no consideration listed, and a third entry references rental interests conveyed by School St. Rents to Lee Bank.

The third disclosed-price transaction recorded $200,000 on June 15 for 78 Elaine Ave., where Donald P. Atwater and Carol J. Atwater conveyed the property to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

School Street drew the highest deed volume, with three separate recordings tied to 30 School St. on June 12, including the rental-interest transfer and the $228,000 bank acquisition, indicating a multi-document transaction rather than three independent sales.

Red Barn Road generated two entries on June 12: the $812,500 unit transfer to Pittsfield Cooperative Bank and a separate, no-consideration deed for the same street address listing Mariappan Shanmugar Rathinasamy and Suriya Bala Shanmugar as grantors with no grantee identified in the available data.

Single-address transfers were recorded on Elaine Ave., Hillside Ave., East Housatonic St., High St., North St., and Burr Dr. The Town of Dalton appeared as grantee in a no-consideration deed for 488 East Housatonic St., conveyed by Harald Scheid and Beth Ann Scheid. At 6 Hillside Ave., Marilyn W. Tirrell conveyed the property acting both individually and as trustee, price not disclosed.
