Most Williamstown Property Transfers Carry No Disclosed Price In Latest Deed Filings

WILLIAMSTOWN -- A Green River Road property sold for $549,000 last month, the highest price among 15 deeds recorded in Williamstown between June 26 and July 25, though a sale price was disclosed in only six of those transactions.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 15 property transfers in Williamstown during the period. Six of those included a disclosed sale price, ranging from $75,000 to $549,000, with a median of $194,100. The remaining nine transactions carried no disclosed price, a category that in this dataset includes bank-related filings and family trust transfers. With price data available for fewer than half the recorded deeds, the raw count of 15 transactions does not by itself indicate whether the period was more or less active than usual.

TOP SALES The highest-priced transaction was 1201 Green River Road, which sold for $549,000 on July 2. Sellers were Mika Hirai and Lisa Tennyson; buyers were Morgan R. Hanna and Briann G. Greenfield. The second-highest was 17 Holly Lane, which sold for $495,000 on June 26, with sellers Caroline Alexander and Dennis Michael Kostyk and buyer Kelsey Wood. At 20 Chestnut Street, seller Katherine S. McDonough transferred the property to Greylock Federal Credit Union for $254,400 on June 26. At 265 Cole Avenue, sellers Timothy G. Rickert and Tamara M. Rickert transferred the property to David H. Rickert for $133,800 on June 30. At 38 Bridges Road, sellers Susan L. Whipple and George H. Whipple III transferred the property to Greylock Federal Credit Union for $93,700 on July 1.

NEIGHBORHOOD BREAKDOWN Two deeds were recorded for 20 Chestnut Street on June 26: the $254,400 sale to Greylock Federal Credit Union noted above, plus a second deed for the same address with no price listed. Two deeds were also recorded for 17 Holly Lane on June 26: the $495,000 sale noted above, plus a second deed for the same address with no price disclosed. On South Hemlock Lane, 132 South Hemlock Lane was transferred in two recorded deeds into the Alice M. Caton Revocable Trust, neither with a disclosed price, while a separate property at 207 South Hemlock Lane transferred from seller Stanley G. Yeager to buyers Lara R. Crasselt and Jost Crasselt, also without a disclosed price. At 881 Hancock Road, the property was transferred twice, in each case into a trust held by David I. Pomerantz and Maribeth Pomerantz, with no price disclosed. Among the six sales with a disclosed price, three sold under $200,000 (773 Simonds Road at $75,000, 38 Bridges Road at $93,700, and 265 Cole Avenue at $133,800); two sold between $200,000 and $500,000 (20 Chestnut Street at $254,400 and 17 Holly Lane at $495,000); and one sold above $500,000 (1201 Green River Road at $549,000).

MARKET NOTES Bank and credit union involvement was a recurring feature of the period's deed activity. Greylock Federal Credit Union was the buyer of record for both 38 Bridges Road and 20 Chestnut Street. MountainOne Bank was the buyer of 773 Simonds Road, where sellers Lawrence B. Leonard and Elaine Ely Leonard transferred the property for $75,000 on June 29. TD Bank N.A. was the seller of record for both 832 North Hoosac Road and 1192 Main Street, with neither transaction disclosing a price; buyers were Donald Carlson and Maria Wadsworth at the North Hoosac Road address and Linda R. Carman at the Main Street address. Separately, three transfers moved property into family or individual trusts without a disclosed price — 132 South Hemlock Lane into the Alice M. Caton Revocable Trust, 881 Hancock Road into a trust held by David I. and Maribeth Pomerantz, and 265 Cole Avenue transferring among Rickert family members, a pattern consistent with trust or estate-related filings rather than open-market sales. Deed records for the period did not indicate property type, so no comparison between single-family, condominium or multi-family sales is possible, and no square-footage or per-square-foot figures were available for any transaction.
