Cheshire's three disclosed home sales span $25,000 to $472,500 range

CHESHIRE -- Twelve property transfers were recorded in Cheshire during the four weeks ending July 18, but sale prices were disclosed for only three of them, ranging from $25,000 to $472,500.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 12 transactions involving Cheshire properties between June 22 and June 26. Of those, three included a disclosed consideration amount: $472,500, $50,000 and $25,000, for a median of $50,000. The other nine transfers did not include a sale price in the deed record. With price disclosed in only a quarter of filings, the raw count of 12 recordings is not sufficient on its own to characterize the month as active or quiet -- several of the undisclosed-price entries involve the same addresses recorded more than once, which may reflect multiple instruments (such as a deed and a related mortgage discharge) tied to a single transaction rather than 12 distinct home sales.

TOP SALES 286 Lanesboro Road sold for $472,500 on June 24. Grace Emma McGrath and Corbin Richardson were listed as sellers, with Greylock Federal Credit Union as buyer. Bed, bath and square footage figures were not available in the deed record.

119 Daniels Terrace sold for $50,000 on June 22. Keith Hasperg and Sharon Hasperg were listed as sellers; Mortgage Electronic Registration Systems Inc and Rocket Mortgage LLC were listed as buyers.

136 Church Street sold for $25,000 on June 22. Shayne Cahalan was listed as seller; Mortgage Electronic Registration Systems Inc and Guild Mortgage Co. LLC were listed as buyers.

No other transactions in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Lanesboro Road: Five separate deed entries reference 286 Lanesboro Road (listed variously as Lanesboro Rd and Lanesborough Rd), all recorded June 24. In addition to the $472,500 sale to Greylock Federal Credit Union, records show Adams Community Bank as seller to Mark E. Salchli and Susan R. Salchli; Stephen W. Petrie and Linda M. Conway listed as sellers with no buyer named; and a second McGrath-Richardson entry with no buyer named, tied to a separate deed book reference. No price was disclosed for any of these four additional entries.

Church Street: Two entries reference 136 Church Street, both recorded June 22 with Shayne Cahalan as seller. One, discussed above, carried a disclosed price of $25,000; the other, tied to a separate deed book reference, did not disclose a price and listed no buyer.

Other addresses: 93 East Main Street, 18 West Mountain Road, 268 Devonshire Drive and 33 Shadowland Cove Road each had a single recorded entry with no disclosed price. One entry listed no street address, only "Cheshire, MA," with Cynthia Dillon Payne and Dillon Fairfax Lazcano Payne as sellers and no buyer named -- the shared Payne surname suggests a transfer within the same family, though the deed record does not indicate the reason.
