Cheshire's June Deed Median Lands at $165,000 as Financing Instruments Crowd the Record

CHESHIRE -- Fifteen deed transfers recorded in Cheshire between June 12 and July 11, 2026, carry consideration amounts ranging from $25,000 to $414,000 among the seven entries that disclose a price, but a large share of the dataset reflects mortgage instrument filings rather than arm's-length property sales.

MARKET OVERVIEW The 15-entry dataset covers a four-week window ending July 11, 2026. Of the 15 transfers, seven carry a disclosed consideration amount, producing a price range of $25,000 to $414,000 and a median of $165,000. Eight entries carry no disclosed consideration. Readers should note that deed-recorded consideration figures for mortgage instruments -- where a lender or loan servicer is named as a party -- do not represent a property's open-market sale price. With only seven entries disclosing amounts and a substantial portion of the dataset attributable to financing activity, the figures above describe recorded deed considerations, not a standalone picture of Cheshire's residential sales market.

TOP SALES The five highest consideration amounts in the dataset:

268 Devonshire Dr. recorded a $414,000 consideration on June 15, with Jes W. Witto and Tiffany M. Witto as grantors and Greylock Federal Credit Union as grantee. A separate entry for the same property and grantors, referencing Deed Book 1920, Page 462, was also recorded that date with no consideration disclosed.

18 West Mountain Rd. carried a $314,100 consideration on June 17, with Robert H. Rindell as grantor and Greylock Federal Credit Union as grantee. A second entry for the same address and grantor, referencing Deed Book 1920, Page 664, was also recorded that date with no consideration disclosed.

223 Lake Shore Dr. recorded a $170,000 consideration on June 18, with the Lennek Turner Family Revocable Trust and Donna L. Turner as trustee named as grantors and MountainOne Bank as grantee. A trustees certificate for the same property was also recorded that date with no consideration disclosed.

A transfer with a $165,000 consideration was recorded June 22, with Mark F. Warner as grantor and Shayne Cahalan as grantee. No street address appeared in the deed record.

92 Devonshire Dr. recorded a $75,000 consideration on June 17, with Gary P. Munson Sr. and Diane L. Munson listed as grantors. No grantee was listed in the deed entry.

NEIGHBORHOOD BREAKDOWN Devonshire Drive is the only street with more than one distinct address in the dataset: 92 Devonshire Dr. ($75,000 consideration) and 268 Devonshire Dr. ($414,000 consideration) both appear, though the parties and recorded dates differ. West Mountain Road also generated two entries, but both reference the same property -- 18 West Mountain Rd. -- recorded on the same date by the same grantor, consistent with a deed and an associated financing instrument filed together. Lake Shore Drive similarly produced two same-date entries for 223 Lake Shore Dr. The remaining addresses -- 119 Daniels Ter., 136 Church St., 145 Curran Rd., 408 Lanesboro Rd., 42 Fisher Hill Rd., and 106 Ingalls Rd. -- each appear once in the period.

MARKET NOTES Eight of the 15 entries name a financial institution -- Greylock Federal Credit Union, Mortgage Electronic Registration Systems Inc., Rocket Mortgage LLC, Guild Mortgage Co. LLC, or MountainOne Bank -- as a named party. In entries where Greylock Federal Credit Union appears as grantor and individual buyers as grantees (408 Lanesboro Rd., 42 Fisher Hill Rd., and 106 Ingalls Rd., all recorded June 12, all designated "MTG BK" in the deed reference), the filing pattern is consistent with mortgage satisfaction or discharge documents. Entries where MERS or a named lender appears as grantee alongside an individual grantor (119 Daniels Ter., 136 Church St., 223 Lake Shore Dr., 18 West Mountain Rd., 268 Devonshire Dr.) reflect mortgage recordings. 106 Ingalls Rd. generated two separate mortgage-book entries on June 12 with the same parties, indicating multiple instruments recorded for a single property. Given the volume of financing-related filings, only a subset of the 15 entries are candidates for arm's-length property sales.
